As mums, many of us living here in the UAE want to work yet are restricted due to various parts of family life such as the school run, school holidays, child sicknesses, visitors, and the list goes on! So there are lots of us who are stuck in our stay at home roles wanting to gain a little bit of independence and an extra income but we can’t find that perfect ‘job.’ What if there was an opportunity to earn an extra income whilst being able to balance family life?

To help advise our British Mum community on this, Julie (a British Mum since 2009) did just this and shares her story of how you could do the same.

HOW JULIE GOT THE PERFECT ‘JOB’

 

“We arrived in Abu Dhabi in 2009 with my husband’s work. I was burned out from corporate life in London and did not want to replicate that lifestyle. Once we became expats, buying UK property became a bit more complicated, or so I told myself. I did try once or twice but it didn’t work out and I then got stuck.

I made many assumptions about what I could and couldn’t do, and believed things other people told me like: “You’ll never get a mortgage as an expat stay at home mum” and “now you’re an expat you need to buy off-plan, it’s hassle free”. It was all so confusing.

Then, in 2016, we got the call that every expat dreads.  The unexpected call to say that a close relative in the UK was ill.  In that call, our life turned upside down.  The next few months saw us fly between Abu Dhabi and the UK multiple times and our costs soared.

Yet, during all this, our income from the few properties bought between 2009/10 was still coming in every month taking very little of my time, covering costs, turning a profit, and contributing towards our UK stay. That was the jolt that made me realise, why was I not focused on creating more income like that?

From 2017 to 2022 I coordinated over 27 property projects virtually. Most of these have been simple single lets to rent to families.

There are choices to make buying UK property as an expat yet there are also many myths and assumptions, we tell ourselves about why we can’t.

These 4 decisions below are a bit of a pick and mix of choices for any expats wanting to create income from property:

CHOICE 1 – CHOOSE HOW YOU WANT TO WORK

You need to find a way of choosing an area, finding a property, viewing a property, overseeing the work, and getting it ready to let. Choose a way that suits you best, you can either:

  1. Systemise / organise a way to do it yourself like me or
  2. Share resources with someone (Joint Venture) or
  3. Hire someone on a fee basis to handle it all for you (Property Sourcer or Sourcing Agent).

CHOICE 2 – CHOOSE HOW YOU WANT TO CREATE AN INCOME FROM UK PROPERTY

There are many ways to create rental income – single lets, HMOs, student accommodation, holiday lets, and Social Housing to name a few.  Do some research, choose one approach to focus on, and repeat.

CHOICE 3 – KNOW WHY YOU ARE DOING THIS

Is it for time freedom, location freedom, or financial freedom? Or is it something else? Understanding WHY you want UK property income will keep you focused, and help you build and keep momentum.

CHOICE 4 – CHOOSE YOUR ROADMAP

This is like packing your cabin bag before you set off on a flight. Only rather than taking baby wipes, snacks, and a selection of activities, the things you need to buy UK property are more intangible — like what knowledge gaps have you got, who do you need to have on speed dial – things like that.

I let the miles, myths, and assumptions get in the way for too many years. When I eventually focused on buying UK property as something I did regularly and saw as a bit of a “job”, I became my own boss so could be totally flexible, I could make every school pick up, handle sick days, easily accommodate visitors, and navigate extended holidays back to the UK.

And that felt like freedom to me –  the freedom to be presenter my family but also to create an income in a way that fit in easily around family life.  I don’t have any special skills or talents; I’m just using a system and repeating it. It became the perfect “job” as an expat stay-at-home mum.”
