JUMEIRAH VILLAGE CIRCLE (JVC)

Jumeirah Village Circle (JVC) is one of the most popular neighbourhoods for families with kids. There are over 30 green landscaped spaces which provide plenty of room for kids to stay active and entertained. JVC is also one of the top neighbourhoods in Dubai near schools. There are several nurseries in JVC for little ones and well-established institutes such as JSS International School, Sunmarke School and the Nord Anglia International School for older children. The other perks of living in JVC include proximity to popular business hubs like Dubai Media City and Dubai Internet City, making it easy for parents working in these districts to commute to their offices.

According to Bayut’s property market report for H1 2020, there have been moderate decreases in rental and sales prices for apartments in JVC in the first half of 2020. DUBAI MARINA

Next on the list is the upscale apartments in Dubai Marina. There is no shortage of nurseries in Dubai Marina which is one of the reasons why this neighbourhood is popular with families. Dubai Knowledge Park, which has some of the best universities in Dubai is also close by offering an easy commute for university students. This waterfront community also boasts tons of entertainment and dining options for families to enjoy, plus you’re right on the beach!

As per Bayut’s report, the cost to rent apartments in Dubai Marina averages at AED 72k for 1-bedroom apartments and AED 106k for 2-bedroom apartments. The asking prices to buy apartments in Dubai Marina are also attractive; averaging at AED 1.06M for 1-bed flats and AED 1.69M for 2-bed units.

JUMEIRAH LAKE TOWERS (JLT)

JLT is another high-rise neighbourhood that is popular with families. It is well-known for being pedestrian-friendly, providing a safe space for the kids to explore. The well-maintained JLT Park has green open spaces and a dedicated play area for children. This well-integrated community also has plenty of restaurants, shops and cafes dotted around. It is a good option for families with young children too, as there are plenty of nurseries in JLT.

If you are interested in the flats for sale in JLT, the average cost you can expect is AED 775k for 1-bed units and AED 1.17M for 2-bed apartments. For tenants interested in the flats for rent in JLT, the lowest price for a 1-bedroom unit is AED 32k, as per Bayut’s current listings

DUBAI’S BEST VILLA COMMUNITIES FOR FAMILIES

If you are interested in kid-friendly villa communities in Dubai, here are some of the popular neighbourhoods that feature homes with a garden and plenty of other amenities.

ARABIAN RANCHES

Offering a suburban lifestyle, Arabian Ranches is an established villa community offering gated villas, landscaped areas and convenient amenities for families in Dubai. This established development is popular for its community facilities which include play areas for kids, swimming pools, tennis courts and BBQ areas. There are some great schools and nurseries in Arabian Ranches, including JESS Arabian Ranches, making it great for families with children of all ages. Arabian Ranches is also a well-knit community with regular events for families to interact with one another. So, your kids can definitely enjoy events like Halloween, Christmas, Eid and New Year with their friends in the community.

The asking prices for the villas for sale in Arabian Ranches average at AED 2.29M for 3-beds, AED 3.57M for 4-beds and AED 4.58M for 5-beds. As for the villas for rent in Arabian Ranches, prices for 3-bedroom villas average at AED 142k, 4-bedroom villas average at AED 194k and 5-bedroom villas average at AED 240k.

MIRDIF

Mirdif is another villa community in Dubai that is well-known for its family-friendly environment, large homes and convenient amenities. It’s the perfect community for kids who love the outdoors. There are two well-facilitated parks in Mirdif – Mirdif Park and Uptown Mirdif Park, which have open spaces for kids to play. Residents have easy access to Mushrif Park, which has numerous cycling routes, jogging tracks, children’s play areas, picnic spots and even an aerial adventure course. There are some great nurseries and schools located within the community as well, so parents don’t have to worry about a long commute twice a day.

Bayut’s latest analysis of property prices in the area reveals that the average cost for renting villas in Mirdif declined moderately in the first half of 2020. The average yearly rents for houses in Mirdif average at AED 93k for a 3-bed villa, AED 116k for a 4-bed house and AED 129k for a 5-bed villa.

THE SPRINGS

Completing this list of kid-friendly neighbourhoods in Dubai is The Springs. The well-established villa community boasts lush green landscaping and beautiful houses which attracts many tenants and buyers. It also features upscale amenities including shared swimming pools, BBQ and picnic areas, children’s play parks and mini basketball and tennis courts. Being a gated community, residents of The Springs have a safe and comfortable living environment. Supermarkets, banks and other conveniences are also located around the neighbourhood making it easy to run errands.

The villas for rent in The Springs Dubai are composed of mainly 3 and 4-bedroom units. Tenants looking at rental homes in The Springs can expect to pay an average yearly rent of AED 130k for a 3-bed home and AED 157k for a 4-bed villa. Those looking to  purchase a villa in The Springs have larger options to consider and can expect to pay an average of AED 2.13M for a 4-bed unit and AED 2.91M for a 5-bed villa.

Apart from these neighbourhoods, areas like Jumeirah, Jumeirah Park and Dubai Hills Estate are great options for families looking for kid-friendly neighbourhoods with spacious villas. For apartments, Dubai Silicon Oasis and Palm Jumeirah also offer great options for families.
